Zoning Board of Appeals
The Zoning Board of Appeals (ZBA) is an elected board consisting of five regular members and three alternates who are available to sit when any board member is unable to attend a meeting, or feels there is a potential conflict in sitting on a particular appeal. Members and alternates are elected for five year terms, and if a member’s term ends during an even year, that election will occur in the year prior.
The ZBA is a quasi-judicial board, the functions of which are mainly set forth in Connecticut General Statutes, Section 8-6. These functions are to hear and decide petitions:
- to vary the zoning regulations of the Town of Ridgefield
- to appeal the decisions of the official charged with the enforcement of the zoning ordinance
- to participate in the eminent domain process when the Town of Ridgefield or State of Connecticut elects to take a portion of a parcel of property that would leave that property in violation of the zoning regulations.
Contact us if you need:
- To appeal a decision of the officer charged with the enforcement of zoning.
- To check on upcoming hearings for variances, appeals or certificates of approval of location.
- To research properties to determine if there have been any variances or appeals approved or denied.
- To check on pending litigation with respect to decisions made by the board.
